Regional Potential for Brownfield Regeneration in the Czech Republic Using Multi-Criteria Decision AnalysisJaroslav Škrabal, Martin VybíralActa academica karviniensia 2025, 25(1):72-88 | DOI: 10.25142/aak.2025.006 This paper evaluated the potential for brownfield regeneration in the Czech Republic using a multi-criteria decision analysis (MCDA) framework. A set of ten quantitative and qualitative criteria was established, including ownership structure, previous land use, site area, and accessibility to key infrastructure. Each criterion was first normalized. Then, weights were assigned based on its relevance to regeneration. MCDA scores were calculated for all NUTS 3 regions. This enabled a comparison of their redevelopment readiness. The Ústí nad Labem Region achieved the highest score, followed by the Moravian-Silesian and Liberec Regions, primarily due to a combination of public ownership, high brownfield density, and transport accessibility. Pearson correlation coefficients confirmed the dominant role of site count, former land use, and public ownership in influencing regeneration potential. Conversely, overall infrastructure distance had a weaker correlation with readiness. The results provide a data-driven and transferable framework to support regional planning and brownfield policy development. |
APPLICATION OF THE LAPLACE TRANSFORM FOR THE EVALUATION OF CONSOLS' PRESENT VALUEJiří MazurekActa academica karviniensia 2012, 12(4):85-90 | DOI: 10.25142/aak.2012.060 The aim of the article is to demonstrate the use of the Laplace transform to the evaluation of consols' present value under different streams of returns (dividends). Consols (or perpetual bonds, perpetuities) are bonds with no maturity, which means that interest is paid to a bondholder perpetually (usually annually) forever. The present value of a consol, when constant interest is paid, is simply a ratio of this interest and interest rate. However, when interest payments (stream of returns to a bondholder) change in time the evaluation of consol's present value is more complicated. In the first part of this article it is shown that the Laplace transform of a stream of returns can be used to the evaluation present value of a consol under assumption of continuous compounding; and moreover, with the inverse Laplace transform an unknown stream of returns can be reconstructed from the known consol's present value. In the second part of the paper, the use of the Laplace transform for the present value evaluation is illustrated by examples. |
